We do not recommend using an agent to estimate the ARV of your property. Statistically agents pull high comps because they are showing you what the property may be able to sell for without a high regard to it selling quickly. Using the lowest comparables that are in move-in ready condition will ensure your property is priced to sell within 90 days and will give you a more realistic idea of which figures you should put into the Advanced Deal Analysis for the ARV.
