Having equity in the property can definitely help the seller be more flexible on the minimum amount that they will be willing to accept. Sellers are going to want to cover their remaining mortgage balance at minimum, and the lower that remaining balance is, the lower that minimum they're going to have in mind will be.
Another key factor to be paying attention to is how motivated the seller is to sell. Finding a motivated seller with equity stacks the odds that the seller will be open to negotiating a lower purchase price.
