Here is an overview of what each of the tools in the Software tab does:
Next Property Roadmap: Following this plan blueprint will be a great way to see your progress in the effort you put into searching for properties and can help show you where to improve to maximize your results.
Investors Edge Software : This tool will give you lists of properties ranging from pre-foreclosed homes, vacant homes, homes with involuntary liens on them, etc. You can market to these homes by sending emails and postcards. If no information can be found about the owner of the property, you can run a skip trace on the current owners of the property, all within Investor's Edge! You can even use the Rehab Calculator in this tool to give you an idea of what to expect on your rehab cost.
Property Value Analysis: Use this tool to help you determine what your After Repair Value will be on your potential property. Remember to use the low end of the comps.
Proof of Funds Letter: Give this to your seller/realtor when you want to submit an offer to get the property under contract
Advanced Deal Analysis : Use this tool on EVERY deal to determine what you could expect on a potential loan, and to determine if a property will be a good deal for you. (Reach out to support for a second opinion if you need it)
