BOLD: These are the documents you (the borrower) are responsible for acquiring.
• Letter of Intent or LOI (Signed)
• Proof of Funds (POF) for any cash-to-close
• Primary General Contractor Signed Bid
• Primary General Contractor License & Expiration
• Primary General Contractor Insurance
• Secondary General Contractor Signed Bid
• Secondary General Contractor License & Expiration
• Purchase Contract (must be assignable)
• Loan Application
• Photo ID
• Credit & Background Check
• Termite Inspection Report
• Any other required inspection reports
• Title paperwork
• Hazard Insurance
