Cash-to-close payback is you paying yourself back for the funds needed to close the loan. It is not included in your net profit because it is an expense you had when the loan closed. Think of it this way - if you lend your kids $20.00 to start a lemonade stand, then after their lemonade stand has made some money they pay you back $20.00, you didn't make $20.00, you were just paid back the expense you put forward to get the lemonade stand started.
