In addition to avoiding the property types on which we will not lend (5+Unit Properties, Rural Properties, Etc.), you should avoid properties with the following criteria:

  1. Properties within 100 miles of the coast or in a high-risk flood plain.

  2. Properties that have been vandalized.

  3. Properties in high-crime areas.

  4. Properties in high rental neighborhoods.

  5. Properties in neighborhoods in which homes are sold after 120 days of being on the market.

  6. Properties near commercial buildings, such as restaurants, office spaces, strip malls, etc.

  7. Properties near active railroad tracks.

  8. Properties near or on major streets or busy 2-lane streets.

  9. Properties in neighborhoods in which there is more than one boarded-up home.
