Protecting Your Investment - Who We Won't Approve For A Loan
One of our #1 goals is to create as close to a risk-free environment for our lenders as possible!
After all, no lenders = no funding for our fix & flip students… basically we would be out of business.
And if our lenders lose money on deals, they run away.
But that hasn’t been the case – our investors keep coming back for more.
In fact, our new investors are always a bit skeptical… until they get their first taste of easy profit.
Then it often moves to
“How many deals can I fund?”
We have an investor who’s funded double digit deals for close to 8 years… earning around 18% on his money during that time.
So, to decrease risk as much as possible, we are picky about who can borrow money. Here are the rules we’ve put in place:
- No borrowers with active bankruptcy
- No borrowers with current, ongoing, or pending foreclosures
- No judgments (unless discharged in a bankruptcy)
- No borrowers with greater than $2,000 unpaid, pending, or threatened collections or charge-offs.
- No borrowers with active, pending, or threatened state or federal tax liens
- No borrowers with criminal history constituting a felony of moral turpitude
