10 Best Ways to Sell Your Property Fast at a Good Price

If you plan to sell your house, you may wonder what is the best way to sell a property? The best way to sell a property really depends on what type of property you are going to sell. In this article, I’m going to cover the most common  situations so you can sell your house fast and at a good price.

If your home is in good condition and move-in ready, the best way to sell the property is to hire an experienced real estate agent who is going to list the property on the MLS and help you negotiate for a better price.

In most cases, if you list your property with an agent, you will get a much better sale price than if you don’t. This agent will help you create an attractive listing on the MLS and market the house.

In addition, if you list your property as For Sale By Owner instead of listing your property with an agent, buyers may ask you to decrease the sale price to pass your savings onto them. In the end, you won’t save a lot of money even if you don’t need to pay commission to a real estate agent.

Most importantly, if you don’t list your property with an agent, the less exposure may lead to a lower sale price.

Sell Your Property to a Real Estate Investor

Not all properties are in good condition when it comes time to sell. If your property needs some work but you don’t want to or don’t have time to fix everything before selling, the best way is to sell your property to a real estate investor.

Real estate investors are always looking for good deals on the market and they are willing to put time and money into a property in order to increase the value and make a profit in the end. This process is also called fix-n-flip.

So if you sell your property to a real estate investor, you can sell your property much faster even though your property is not in good shape.

Investing in Repairs

If you don’t want to sell your property at a discount because it needs some minor repair work, you can also consider investing in repairs or upgrades. Some repairs or updates only cost a few thousand dollars, but you may end up selling the house at a much higher price to cover that cost.

Here are some simple repairs you can consider that will make your home much more attractive:

  • Replace the carpet
  • Paint the walls
  • Update appliances
  • Fix exteriors if broken

Staging Your House

If your property is in good condition and you want to sell it at a better price, another thing you can do is to stage your property to make it more attractive to buyers. In real estate, staging a house is a method of decorating your home before showing, making it more impressive and attractive and more likely to sell at a higher price.

Staging a home includes both the home’s interior and exterior. Here is the bottom line: If you live in the property, you should depersonalize the property, which means you don’t want your property to look like you are the one living there.

If your house is too personalized, it makes people feel like they are invading your privacy. Your house may have lots of personal items such as your photos or belongings. Try to remove those items before showing the house.

In addition, I also suggest that you take care of your exterior. I have seen some common mistakes that people don’t mow their grass in their backyard, or don’t remove the snow in winter and people can’t walk around outside.

You can also rearrange your furniture, put your personal belongings in storage, and make your rooms look more spacious. Check this home staging tips.  It may take time, or you can hire a professional stager who will bring their own furniture and decor to arrange in your home.

Take Care of Your Backyard

A property’s exterior is the first impression potential buyers will make when they visit your home. A tidy, well-maintained landscape can make the home feel welcoming to prospective buyers.

Some common things you should do before listing:

  • Mow your lawn, trim shrubs, plant new plants, and water everything to make it more green.
  • Remove snow on the walkway in winter.
  • Replace broken lights, front doors, and fences.
  • Paint front door and windows.
  • Add small decorative pieces in front of your door.

List Your Property at an Attractive Price

Listing your property at the right price is the key to sell it fast. An overpriced property will lead to more time on the market and you may end up lowering your price to sell it anyway. Make sure to do your competitive research and understand the sale price of similar homes in your neighborhood. If you want to sell it fast, list your price a little lower than properties in your neighborhood to make the listing more attractive.

Market your Home

Like selling any other product, you need a marketing plan to sell it fast. For a property, you will need good property photos, description, and channels to reach potential buyers. For example, I’ve always been a big proponent of sending postcards to potentially motivated sellers, as well as using ringless voicemail. Both have worked well in my career.

Professional Photography

How often upon seeing a property listing are you attracted to the house photos that look bright, clean and spacious? A good photo is worth a thousand words, and photos are usually the most important factor that potential buyers will take into consideration when deciding which homes to take a closer look at. Be sure to avoid those 10 photo listing mistakes.

If you are not confident with your photography skills, you can spend a few thousand dollars to hire a professional real estate photographer who can make nice photos for your property.

Write an Attractive House Description

The next thing is to write good descriptions. A sincere and passionate house description can also attract potential buyers.

List a few highlights why you love your property, especially things that buyers can’t tell from the photos, such as the school district, convenient public transportation, updates you did, etc. Your real estate agent can write this for you, but if you can contribute a few highlights, it can make a big difference.

List your House on Multiple Platforms

It is important to create more exposure for your list. Be sure to share the list on your social media such as Facebook or other networks as your friends or people in your network may be interested in buying your property.

Final Thoughts

The best way to sell a property involves lots of strategies and techniques. It depends on if you want to sell the property fast, or if you want to sell it at higher prices.

Try to avoid common mistakes in the home selling process, such as too personalized interior, inattention to detail, or not working with an agency and lack of experience when it comes to selling.
