Your first step is to choose which market your going to look for deals. Many of our members flip land in other states and never actually see the property in person. We currently do land deals in 45 out of the 50 states in the United States. We don't serve California, Nevada, Utah, Hawaii, and Alaska at the moment, but if you live in one of those states you can flip real land deals in one of our 45 qualifying states. You will find these potential land deal leads using our proprietary deal finding software.

2. Start Your Direct Mail Campaign To Your Leads

Once you've created your list of leads, you'll get access to our direct mail templates to send out a customized mail piece that will get your interested leads calling you back and leaving a voicemail about their land. We help you set up a specific phone number just for these deals, so your regular phone doesn't get overloaded with phone calls. This will allow you to call your leads at your convenience.

3. Call Back Your Hot Leads and Convert Them Into Deals

Now your custom phone number is going to be filling up with voicemails from your leads. Filter through your voice messages to find your hot leads and start calling them back. We provide you with proven scripts to help you know what to say when talking with your land leads.

So now you have a hot lead, you know the property is a great deal, so all you have left is to make an offer, negotiate the price and get that piece of land under contract. We help you with templates for contracts and proof of funds letters to help solidify the deal.

6. Find, Vet, and Establish Relationships with Land-Specialized Real Estate Agents

Since many of the land flips are out of state, it's important to have the right real estate agent who is going to help you sell this piece of land at a profit. We help you know how to find and vet these types of real estate agents. We didn't use an agent to find the off-market land deal, but to market this property we want full exposure to the MLS and other resources from a local real estate agent.

9. List The Piece of Land For Sale and Get Offer

Now it's time to list your piece of land for sale at market value through your land-specialized real estate agent. This usually takes between 6 months to 12 months to sell depending on your market. It could be faster or it could take longer. We've seen both, so it's important to be patient during this process. It's all going to be worth it.

10. Get Paid and Do It Again

This is the moment you've been waiting for. Your piece of land finally sells at market value and it's time to get paid. You take the profits, celebrate, and do it all over again.
