Did you know there are even one of those funny unofficial holidays specifically for relaxing? It’s called “Relaxation Day”, and it happens to be today, August 15th. (True story.) Like most investors, you probably got into real estate investing to change your lifestyle and earn the **personal freedom** that it takes to kick your feet up more often. Makes sense. That’s why I got into investing, too. The problem I see with so many investors is that they focus more on working hard than they do on working towards their goals. They are not the same thing. Thinking that hard work alone will get you to your goals is a lot like thinking gasoline alone can drive you across the country. You need the right vehicle to put your hard work in, or you’re just burning fuel in one spot. In observance of Relaxation Day, I thought I’d share a few tips with you about **how to make real estate investing easier**. When you do it right, investing should feel more like a day at the beach than a day at the office. *And there’s nothing wrong with that.*   ## But doesn’t real estate investing also take hard work? Of course, it does. Just like a really fast car won’t go anywhere without gas in its tank, a great investing strategy will fall flat without work behind it. The trick to being a successful investor *and* achieving the lifestyle you want is to **learn to work smarter**. A smart strategy gets you a faster car that can cover more distance on the same amount of gas. ## Work . . . Like an Investor The most successful real estate investors get more done while doing less of the work themselves. They pick up tools and learn strategies that save time and effort. Ideally, they get tools (and other people) *to do their work for them*. If having other people do your work for you sounds unattractive, I suggest you get out of investing right now. **Wealthy people become wealthy because they take their romantic notions about hard work and put them where they belong — in the trash.** That’s just the way it is. There are countless strategies that investors use to take the workload off of themselves. Too many to talk about here. So I’m just going to share the **3 Real Estate Investing Tips** at the top of my list to make your job easier. Here they are: #### 1. Use Proof of Funds Letters Sometimes called “pre-approval” letters, they prove to sellers and banks that you have access to financing to fund your purchase. You need one to get past the first hurdle of every deal. Hypothetically speaking, if you had unlimited proof of funds letters, you would be able to make offers on an unlimited number of properties without all the extra footwork of getting a letter for each one. You’d **save hundreds of hours a year**. #### 2. Find Good Deals Faster I know, I know. It sounds much easier said than done when I put it like that.
