There are many factors to consider in order to successfully fix and flip a home. *Just as important as the property’s location* is the quality of the rehab work performed on the home. Naturally, you will want to include the latest and most popular upgrades to make your home more desirable, but you also do not want to skimp on having the work professionally done. To save money and increase the overall profit of the property, many have attempted to either do the work themselves or rely on that cheap contractor connection – a friend of a friend’s former roommate or your sister’s brother in-law. As you can see, the results have been disastrous. We’re here to show you some items to examine while rehabbing your property and some overall hilarious home renovation fails. There were so many that we had to break it up; so here are the **craziest kitchen and bathroom rehab disasters.** Check out the list carefully…do not let this happen to you!

How Not to Rehab Your Kitchen

## Tip #1: Saving Space Can Be Executed Unwisely…

![](https://www.theinvestorsedge.com/hs-fs/hubfs/Imported_Blog_Media/TIP-1-SAVING-SPACE-CAN-BE-EXECUTED-UNWISELY%E2%80%A6-1.jpg?width=755&height=406&name=TIP-1-SAVING-SPACE-CAN-BE-EXECUTED-UNWISELY%E2%80%A6-1.jpg)

A spacious, well-organized kitchen can seal the deal when the time comes to sell the house. When planning your kitchen rehab, give your appliances plenty of room and make sure you space your cabinets and doors accordingly. Also, be sure to take wall placement into consideration when spacing your appliances. Nothing is more awkward or annoying than opening the door to an appliance only to have it bang into another one. Ask yourself this: can you open the door to the fridge, dishwasher, pantry and oven at the same time without interference? If not, you’ve got a resale problem.

## Tip #2: Watch Those Drawers!

![](https://www.theinvestorsedge.com/hs-fs/hubfs/Imported_Blog_Media/TIP-2-WATCH-THOSE-DRAWERS.jpg?width=755&height=502&name=TIP-2-WATCH-THOSE-DRAWERS.jpg)

The same rule described in Tip #1 applies to drawer space. Check the clearance before installing new drawers and cabinets! And whatever you do…don’t install drawers halfway into a wall, unless your goal is to not resell the property.

## Tip #3: Appliances Should *Not* Be Fixer-Uppers Themselves

Whether you’re taking the Rolling Stones song “Paint it Black” a little too seriously or attempting to add more cooling power to your freezer, appliances should not turn into [rehab](https://www.dohardmoney.com/residential-rehab-loans/) projects. It’s a recipe for disaster every time. Instead, buy new appliances. Though it may cost you more in the long run, it will definitely add more value to your property’s [rehab](https://www.dohardmoney.com/residential-rehab-loans/).

# How *Not* to Rehab Your Bathroom

## Tip #1: Avoid This Toilet Turmoil

![](https://www.theinvestorsedge.com/hs-fs/hubfs/Imported_Blog_Media/TIP-1-AVOID-THIS-TOILET-TURMOIL-1.jpg?width=755&height=503&name=TIP-1-AVOID-THIS-TOILET-TURMOIL-1.jpg)

When rehabbing your bathroom, make sure your toilets are assembled correctly…you might want to also check the door clearance while you’re at it.

## Tip #2: Make the Commodes User-Friendly…

*“Whoa…we’re halfway there…” *Make sure there’s actually enough space to use the facilities…and that any other items associated with visiting the restroom are placed at a closer, more convenient distance. Though we will admit, that is an interesting use for a soap holder.

## Tip #3: …But Not *Too *Friendly!

![](https://www.theinvestorsedge.com/hs-fs/hubfs/Imported_Blog_Media/TIP-3-%E2%80%A6BUT-NOT-TOO-FRIENDLY-1.jpg?width=755&height=503&name=TIP-3-%E2%80%A6BUT-NOT-TOO-FRIENDLY-1.jpg)

Nothing can come close to the classy combination of bizarre, gross and awkward as two toilets in the same room with no privacy stall… unless you set up some lawn furniture in the bathroom in case friends drop by.

## Tip #4: Sink-ing Fast…

If you decide to rehab or redesign the sinks yourself, make sure that measuring tape quickly becomes your best friend. That way the water coming from the faucet won’t overshoot…or undershoot the basin.

Other design flaws can include the certainty for electrocution and fire damage and creating a dream bathroom for Oscar the Grouch.

## Tip #5: Some Items Aren’t Suitable Substitutes…

![](https://www.theinvestorsedge.com/hs-fs/hubfs/Imported_Blog_Media/TIP-5-SOME-ITEMS-ARENT-SUITABLE-SUBSTITUTES%E2%80%A6.jpg?width=755&height=503&name=TIP-5-SOME-ITEMS-ARENT-SUITABLE-SUBSTITUTES%E2%80%A6.jpg)

Here’s a quick hint – if your shower head breaks and you happen to have an extra sink faucet lying around… *go to Home Depot immediately and buy a good shower head. *Also, believe it or not, there are some things that duct tape and a little paint *can’t fix.*
