Real Estate Investing Marketing
Here’s a really intriguing question that I got off a survey this week:
Why can’t I find a way for deals to come to me?
This is truly the penultimate of real estate investment questions. Just think about the state of nirvana you could be in if all of your deals just fell into your lap?
No more active searching and all the work associated with that!
Without knowing what you have or have not been doing in your quest to obtain this enlightenment, I’m going to make my best attempt to help you along the path.
The simple answer is you have to master real estate investing marketing. Highly effective marketing is the ONLY way to attract deals to you. If you think about it, you are running a business and your business is no different than any other one out there.
You need deals (customers) and there’s only two ways that you can get them. First you can go out and try to wrangle up the business yourself or you can employ direct response marketing that gets people to come to you.
What I’m going to do in this post is give you some real estate investing marketing strategies that will elicit direct responses. But you have to understand that in order to employ these tactics, you are going to have to spend money.
And to do them in the most effective manner possible, you will have to spend hundreds, if not thousands of dollars in advertising. So if you are the typical “I have no money but I want to get into real estate investing” person or you are just unwilling to invest in your business…
…you should just stop reading this now – it’s not for you.
But if you are the kind of person that understands business and is willing to put up some money that will come back with a HUGE return on your investment, read on.
I’m going to give you two different strategies that have worked like gangbusters for me over the last 10 years. Which is something critical for you to get – these have worked for over a decade! It’s pretty rare in marketing for something to work well for that long, but when you do find that gem, you don’t mess with it and you keep riding it to the bank.
The first real estate investing marketing strategy is placing classified ads in the newspaper. You can use just about any newspaper, but I find that the bigger ones perform much better.
You can also use this strategy to post classified ads on websites for major TV stations or newspapers in your area. An example is KSL5 TV’s website: http://www.ksl.com/ here in Salt Lake. This website gets a huge amount of traffic and the classified section is hopping.
Here’s the exact ad to use:
“I pay cash for homes, any area, any condition YOUR PHONE #”
And just so we are clear, you replace “YOUR PHONE #” with your actual phone number…
That’s it. Run this ad for at least two weeks and you will have people calling you wanting to sell their home to you. Now of course, you will still need to evaluate the property for investment purposes, but at least you didn’t have to go out looking for it.
The other real estate marketing strategy I’m going to share with you is sort of a spin on this method and it’s called using a bandit sign.
You’ve probably seen these things stuck up on stop signs or lights at major intersections of your town. The reason is that they work.
What you do is take the same text I gave you for the ad and have it printed in red ink on a yellow sign. 18″ tall by 24″ wide. If you are going to do this method, follow the instructions exactly! Don’t get creative and use different colors or text.
This has been tested a multitude of times over a 10 year period and those color combinations and specific size works the best. Too many people change up these things and then blame the method. It’s not the method – it’s you if you don’t follow instructions to the tee.
