Our Median customer profit for those that purchase our program, find a qualified property, and obtain a loan is $47,884 for the year 2021-2022. Results will vary. This excludes loans for properties previously owned by borrower & refinanced with DHM loan, and DHM loan payoffs by refinancing with another lender. This also excludes REO properties. Where available, profit was calculated using proceeds to seller acquired from borrower resale HUDs. Where borrower resale HUDs were not available, profit was calculated using sale price from public records and estimated closing costs of 7% of resale price. All calculations include estimated valuation and inspection costs of $800 and estimated holding costs of 0.08% of the resale price per month the property was held. Profit calculations are AFTER paying the borrower back their cash-to-close and earnest money deposit.

WHAT IF I HAVE NO EXPERIENCE IN REAL ESTATE INVESTING? You don’t need any experience flipping properties to work with us or to qualify for our funding. We have set up our education, software, funding, and systems to be able to successfully walk you through your first real estate flip with no experience.
WHAT IF I ALREADY HAVE A LOT OF EXPERIENCE FLIPPING PROPERTIES? We love working with experienced real estate investors. We have a program that allows you to get funding for multiple properties at a time so you can flip more properties per year. You also get access to our deal finding software and our expert team to help you keep all of those properties moving on time.
CAN I FLIP PROPERTIES ON THE SIDE OF MY REGULAR JOB? Many of our members work a regular job and flip properties on the side for extra income. Dedicating 1 to 2 hours per day allows you to keep your current job while you learn how to flip real estate with us. 
WHERE CAN I FIND, FUND, AND FLIP PROPERTIES WITH THE INVESTOR'S EDGE? The Investor's Edge offers our membership for finding, funding, and flipping properties in 45 out of 50 states in the United States. We don't offer membership in California, Nevada, Utah, Alaska, or Hawaii at the moment due to legal constraints. If you live in any other state in the United States, we would love to work with you.
DO I NEED A COMPUTER TO USE THE INVESTOR'S EDGE DEAL FINDING SOFTWARE? Yes, you will need your own desktop or laptop computer to use our Investor's Edge deal finding/marketing software. You will also need an internet connection for our proprietary software to work on your computer.
HOW MUCH MONEY DO I NEED TO GET STARTED IN REAL ESTATE INVESTING? Investing in real estate can be very profitable, but you do need some money to get started. We fund up to 100% of great deals with lots of equity, but there are a lot of good deals with less equity that you could close if you have some of your own money. We recommend that you have around $10,000 or more so you have more flexibility in closing deals. If you don't have that much, you could still close deals with our 100% funding, but it's going to be a lot more work to find those types of deals. We have members in both situations. If you are determined and know you won't give up, we want to work with you to help you achieve your financial goals.

YES, in 2023, DoHardMoney.com was rebranded to TheInvestorsEdge.com. We felt that we had outgrown just hard money lending since we now have educational courses to learn how to flip properties, proprietary deal finding software, Advanced Deal Analyzer software, and a team of experts to help you learn how to flip real estate.
